Jaipur Development Authority Compounding By-Laws 1982
Voilation of Building By- Laws (compounding charges and penalties)
1. Residential
1.1 Building Set Back : Road side set back is considered as front set back for compounding.
10% Front set back distance or 1M distance
whichever is less – 100% of base rate
1.2 Side and Rear Set back :
1.2.1 25% of the Side set back distance – 25 % of the base rate for the area outside the ground coverage area.
1.2.2 50% of the Rear set back distance – 50 % of the base rate for the area which is greater than 25% of the set back distance.
Only 50% setback violations are considered for compounding purposes.
1.3 Internal Changes : Changes against building by-laws : !0% of the base rate
1.4 Increase in Building lines within set back
1.4.1 5 % of the plot area : 25% of the base rate
1.4.2 Above 5 % but upto 10% of the plot area : 50% of the base rate
1.4.3 Above 10 % but upto 25% of the plot area : 100% of the base rate

1.1 Upper Floors : Same compounding charges will be applicable for unapproved construction on each floor.
1.2 Increase in approved building Height
1.2.1 5% increase : 10% of the base rate
1.2.2 10% increase : 25% of the base rate
1.3 Plinth Height : If the basement height is increased in such a way that the plinth height is more than 1.2 M, the basement is considered as ground floor and so the upper floors.
1.4 Staircase Landing (Covered in setback area): This can be compounded if the setback is 3M or more than 3M and projection is not more than 1.5 M and the clear height of the projection is minimum 2.4M from pavement :
1.4.1 upto 4sqm area : 100% of the base rate for front setback and 25% of the base rate for rear and side setbacks.
1.4.2 4sqm to upto 6sqm area : 200% of the base rate for front setback and 50% of the base rate for rear and side setbacks.
1.5 Construction of Flats
1.5.1 Violation of the approved areas of each unit
1.5.1.1 10% area violation : 25% of the base rate for the violated area.
1.5.1.2 More than 10% but upto 20% area violation : 50% of the base rate for the violated area above 10%.
1.6 Projections :
1.6.1 Extra projected distance of chajja :
1.6.1.1 25 % of the approved distance : 25% of the base rate
1.6.1.2 More than 25 % and upto 50% of the approved distance : 50% of the base rate
1.6.2 Extra Projected Distance for floor
Upto 33% of the approved distance : 50 % of the base rate

Residential
1.11 Porch Width more than 2.4 M is not approved
1.11.1 Area More than 25% of the approved area : 50% of the base rate.
1.11.2 Area More than 25% and upto 50 % of the approved area : 100% of the base rate.
1.12 Voilation of FSI (Floor Space Index)
1.12.1 Increase upto 0.1 - 200% of the base rate
1.13 Unapproved Building Construction
1.13.1 Area Covered with Roof – 10% of the base rate
1.13.2 Area not Covered with Roof – 5% of the base rate
2.0 For Institutional Building Compounding Rules mentioned above or rate of compounding will be same as that of Residential Rates.

Are the compouding rules still there in JDA or is there some changes in them. Please help.
